Sea Isle City Market Update

Now that summer has come to an unofficial end, the Real Estate season has come to the unofficial start. Our inventory is still at an all-time low of 152 units, but I have a lot of sellers who are preparing to put their houses on the market. I also have a lot of buyers who are preparing or are in the midst of making purchase offers. Like I have said before, I expect a spike in sales over the next three months.

My last market update was just over a month ago and since then, 20 units have sold, 25 have been placed under contract and 35 have come on the market for sale.  I personally have 5-6 new listings scheduled to come on the market within the next week or two. Down at the beach, this summer has been wonderful! The weather has been great with very few rainy days, warm ocean temps and tons of sun.  The Real Estate market has remained strong since my last update was posted. The buying demand is high and the inventory is still at an all-time low. Since my last update, I have met several new buyers looking to enter the market as well as several owners who will be putting their house up for sale in the next 30-60 days. Like this time last year, I am predicting another spike in sales this fall.

Here is what has happened since my last post:
93 units have come on the market (or come back on the market) for sale

59 units have sold
And there are currently 42 units that are under contract

Sea Isle City Real Estate Market Update

Much of the same… and that’s not a bad thing.

Our market has remained constant of the past few months. Inventory is low and demand has stayed strong.  A lot of owners ask me if it is a good idea or a bad idea to list their house during the summer.  Based on my experience, the summer is a great time to put a house on the market in Sea Isle because of the exposure.  I tend to see a spike in sales during the early fall, and most of those sales are a result of the buyers looking at the houses while they are here during the summer.

Sea Isle City Real Estate Market update

Thank you for reading my monthly market update. Much of the market remains the same.  Inventory is down (only 166 units for sale) and the demand continues to stay strong. I have noticed property values appreciating due to the supply and demand ratio, however banks and appraisers are holding the values back from appreciating at the rate that they naturally want to.  To sum up the market in Sea Isle, I have seen sustainable growth in the market over the past 12 months.

Things in Sea Isle City are great. The downtown sidewalk project is just about completed. The additional beachfill is also just about completed and we are ready for summer.  Now all we need is for the weather to break – it’s snowing like crazy down here today!
